Master Plan

Subject to public comment and the review and approval of the Joint Planning Commission, the Garfield Township Planning Commission and Township Board and the City of Traverse City Planning Commission and City Commission, the Master Plan will provide a public blueprint for the redevelopment of the district and the management of its resources. The Plan will provide the framework under which the community will preserve the districts natural features and historical character, plan for capital improvement projects and future infrastructure, guide new development and commerce and integrate with the surrounding neighborhoods and the greater community.

 

The Plan will also accurately represent the vision, goals and objectives of the citizens of Garfield Township and the City of Traverse City, community stakeholders, business owners and public officials. At the same time, the Plan will be consistent with guidelines established by state agencies such as the State Historical Preservation office (SHPO) and Michigan Department of Transportation (MDOT). The Plan will also include components consistent with the project proposal and the guidelines established under the Michigan Planning Enabling Act - P.A. 33 of 2008 (M.C.L. 125.3801 et seq.) such as a zoning plan, an evaluation and analysis of social and economic trends and an evaluation of the physical characteristics of the district.

 

Most importantly, the Plan will build upon the collaborative efforts already completed by the GTCRC and the Joint Planning Commission and reflect a sensible, sustainable and adaptive approach to land use planning and development. The final plan will be an attractive and useful document providing engaging text, tables, graphics and mapping as necessary. In addition, LIAA will develop an illustrated "poster-sized" Companion Master Plan summary that will give everyone a clear and tangible guide to developing the district.
